Land Acquisition
The location of your home site is very important to
a satisfying home buying experience. When acquiring land to build
your dream home, you should ask many questions and seek professional
assistance when necessary. Use your own common sense. Do not succumb
to high-pressure sales tactics. Never buy any land sight unseen.
And, always inspect the property before you buy.
You will want to know as much as possible about the
neighborhood, future development plans in the area which might affect
your property, the quality of the school system, the local government;
and property taxes. This information can be obtained from several
sources: realtors; the property seller; chamber of commerce; friends
and family; and your Wick Builder in the area.

Ask about zoning and, if applicable, ask for a copy
of any covenants that tell you what additional limits are placed
on building on this property. Check to make sure that all promised
utilities and amenities advertised are listed in the Property Report
and contract. Never sign any document without reading it.
If you are building a Wick manufactured home (built
to the HUD code), you will need to determine whether the land is
properly zoned for manufactured homes. Another excellent option
for manufactured homes is placing the home in a manufactured home
community. In most manufactured home communities, the homeowner
leases the land where the home is placed. This can be an affordable
option to an outright purchase of land.
